Are you thinking about putting your home on the market? Well, in today’s market selling a house can be very challenging. With a high number of foreclosures and short sales on the market versus the normal resales and new construction homes, buyers are being selective about getting the best deal. As an active real estate agent, working with buyers and sellers on a daily basis, I can’t help but consistently notice sellers ignoring important factors that can prevent their home from selling. So, here are a few things to avoid when selling your house in today’s market.

  1. Unrealistic Price – Price is a touchy subject with most sellers, but the truth of the matter is prices have declined nationwide. It can be hard to stomach a lower value for your house, especially if you stand to lose money. However, an accurate price is the single most important factor to getting a house sold in a reasonable amount of time. Work with your real estate agent and develop a realistic price range based on recent sales in your neighborhood. If you are aggressive with your price, you will attract the attention of buyers.
  2. Clutter, Personalization, and Dirty Spaces – Homes need to be organized, free of personal items, and clean when they are listed for sale. You want a buyer to instantly imagine themselves in this space as their new home. Think of how you feel when you walk into a new construction home model and you fall in love with the smell and the clean condition. Most buyers are able to quickly fall in love, start placing their furniture, and decide on the kids’ rooms.
  3. Neglected Repairs – Are there nagging and obvious repairs needed in your house? If you notice them all of the time, you can be guaranteed that potential buyers will notice them as well. Although your house does not need to be perfect, spend the time and money to make these repairs or be willing to when requested by buyers. Today’s buyers want a great price and a home in great condition.
  4. Poor Photos or No Photos at All – Most buyer start their home search on the Internet first. It is extremely important for you to have dazzling professional photos in your listing to attract buyers to visit your house in person. Without an in-person showing, your home will never sell. It is that simple.
  5. Strategic Marketing – Your listing agent needs to review and implement a strategic marketing plan for your house to sell. Throwing your house on the MLS and creating a simple flyer is not enough to make your house stand out today. Talk to your agent about the marketing plan for your house and it should include Internet Marketing Strategies since most buyers start there first.
  6. Ignoring Your Competition – You need to be aware of what else is listed for sale near your house. You may have a great house at a very reasonable price, but if a builder has new construction down the street, your house needs to compete with a better price or more amenities, otherwise buyers will pick the competition over you. Spend some time with your real estate agent and pretend you are a buyer. Go and see houses that will compete with yours, take notes, and make sure that the house you are selling beats the competition with a combination of price, condition, and amenities.
  7. Not Giving Access – Always remember that buyers do not live by your schedule. If they want to see the house at a reasonable time, LET THEM SEE IT. Even if it is inconvenient for you, LET THEM SEE IT. Your house will never sell unless buyers take a look inside.
  8. Choosing the Wrong Listing Agent – Not all real estate agents are created equal. A poor listing agent will allow you to overprice the home to get the listing. They will do little to market the home, and will be unresponsive to interest from other agents. Interview a few agents before choosing the one to list your home.
